Crédit Agricole CIB supports its client in the acquisition of historical and prestigious properties in Rome

Crédit Agricole CIB acted as Mandated Lead Arranger, Lender, Agent and Hedging Bank as well as Sustainability Coordinator, further demonstrating its expertise and ambition to support its clients in their ESG commitments.

The recent closing of the ca. EUR 100 mln mortgage financing of a portfolio of three trophy historical properties enjoying prime locations in the very heart of Rome historical center, with Coima SGR acting as fund and asset manager.

The assets have a predominant office use and are currently occupied by some of Italy's most prestigious central public institutions. Palazzo Verospi and Galleria Sciarra, which house the offices of the Presidency of the Council of Ministers - the administrative structure that assists the Italian Prime Minister - and the Italian National Anti-Corruption Authority (Autorità Nazionale Anti Corruzione). The third building is Palazzo Monte, which houses the Council of State.

The assets are historical buildings with high artistic value, nevertheless the borrower has a plan to improve the sustainability performance of the portfolio over the coming years also deploying an ESG capex plan, partly financed by a capex line included in the newly granted financing, which was as such structured as a Sustainability Linked Loan in line with LMA principles.

The project reaffirms the continuous commitment of all parties involved to the fight against climate change, working for the modernisation of the Italian real estate stock while preserving its historical and artistic heritage.
